There has been a lot in the news recently, about the CPRs (Consumer Protection Regulations) and “material information”. When it comes to understanding the Consumer Protection Regulations, it is important for agents to have a thorough understanding of the need to provide accurate and factual property information in terms of details and photographs, especially during discussions with clients about services, fees and property.

But how does building a team of property experts who are confident in the law help you win more business at higher fees?

One of the main goals of any estate or letting agent should be differentiation. If your team stand out as different / better/ more expert than your competition, then it stands to reason that the customer will understand why your fee level may be higher.

The consumer is changing – they don’t want to be sold to, they are open to video calls and conversations. They are looking for expert advice. They don’t want us to tell them the same information they can get from the internet!

A common pitfall amongst agents’ legal knowledge is a lack of understanding of the consumer protection regulations. However, confidence in this law (and other compliance and process) knowledge is crucial for enabling agents to stand out as Trusted Professional Experts.

Presenting property in a way that attracts buyers and tenants is essential as you need your stock to stand out against the competition.

But… the copy you write and the photos you take MUST also comply with the Consumer Protection From Unfair trading regulations.

Are your listers confident advising sellers and landlords about your services?

The consumer WANTs more information, and so as agents, we must be confident that what we do provide is accurate and complies with Consumer Protection Regulations.
